Over four years, Ukrainians invested significant funds in the Spanish real estate sector. The total value of acquired properties reached €1.8–1.9bn. This is evidenced by official reports from the General Council of the Spanish Notaries, which were analysed by real estate market expert Vitaliy Kotenko.

Demand growth dynamics

The number of deals grew steadily from 2022 to 2025. If 2,708 contracts were signed at the beginning of the period, this figure reached 3,337 in 2023. In 2024, Ukrainians made 4,135 purchases, and in 2025 — 4,219. Overall, over four years, the annual volume of acquired properties increased by 56%.

Geographical leaders

The Valencian autonomous region became the absolute leader in popularity. It accounts for 57% of all Ukrainian deals in the country — 8,211 transactions worth approximately €1.01bn.

Within this region, Alicante province is the undisputed favourite. Here, 5,517 deals were concluded for a total of approximately €712m. This represents 38.3% of all residential properties purchased by Ukrainians in Spain.

In Valencia province, 2,297 deals worth €261m were recorded, while in Castellón — 397 deals worth €37m. The remaining funds, estimated at €790–890m, were directed towards the purchase of real estate in other regions of the country, although a breakdown by individual cities is not provided in the analysis.

Price trends

The average value of one deal in Alicante province over the entire analytical period was €129,000. However, by the end of 2025, this figure had risen to €160,000.

In the municipality of Finestrat, buyers' budgets are significantly higher. As Vitaliy Kotenko notes, his clients in 2026 usually consider options for purchasing new apartments worth around €400,000, while the price of modern villas starts from €700,000.

Buyer profile

About 79% of deals were made by Ukrainians who have already obtained resident status in Spain. According to the expert, the main sources of financing are personal savings, income from business activities, or funds received from the sale of housing in their home country.
