Kyiv secondary real estate market sees sharp rise in supply amid lack of buyers

Towards the end of summer and the beginning of autumn, significant dynamics were recorded in Kyiv's secondary housing market: the number of apartment sale listings in September increased by 56% compared to August. Meanwhile, demand for real estate remained unchanged, creating an imbalance between supply and demand.

Sellers' pricing policy

Despite the significant increase in the number of listings, property owners barely changed the value of their assets. Prices in the listings remained stable.

Expert assessment of the situation

Yuriy Zharikov, a real estate expert at Park Lane, noted that purchase and sale transactions have effectively stopped. According to him, the number of sellers significantly exceeds the number of buyers. Zharikov added that a similar situation in the market was last observed in April–June 2022.

Reasons for the wait-and-see approach

According to the expert, buyers are refraining from purchases ahead of the winter season. The main reasons are security risks and uncertainty regarding the heating and electricity supply to the capital. This has led to the real estate market effectively freezing in anticipation of winter.
