This prestigious property, measuring 82.1 m², is valued at no less than USD 300,000 (or up to USD 615,000 with renovation). However, judging by her income data, the pensioner could not afford such a purchase.
According to BlackBox OSINT, the apartment was sold to the pensioner by Iryna Trushkovska, while her grandson Dmytro Mustafaev participated in the deal on behalf of the buyer. Notably, the contract listed the apartment price at just USD 107,740, which is three times lower than the market value. Such price underestimation may indicate an attempt at tax optimisation or concealment of the actual transaction amount.
Svitlana Hubar’s family does not have significant income. Her husband, 77-year-old Ivan Hubar, is also a pensioner. Their daughter, Anzhela Mustafaeva, apparently works as a school cleaner, and her husband is not registered as an entrepreneur or business owner. Their sons have sole proprietor status: the younger one, Oleksandr, is engaged in programming, while the older one, Dmytro, provides information services. It is unlikely that any of them could have helped acquire luxury real estate worth hundreds of thousands of dollars.
The apartment seller, Iryna Trushkovska, had received it as a gift from her son Andrii Trushkovskyi just a few months before the deal, who lives in Los Angeles. In the gift deed, the apartment was valued at just USD 9,800, which is 30 times lower than its actual value.
Who is Andrii Trushkovskyi? A 35-year-old entrepreneur, owner of the company "Red Panda Production", allegedly engaged in film production but not providing financial reporting since its inception. He is also linked to the advertising agency "Mainkrym", which reported losses in 2020 and subsequently ceased filing reports.
Meanwhile, on social media, Trushkovskyi displays a luxurious lifestyle: travel, elite cars, and expensive watches. His primary source of income, like that of his younger brother Timur, is crypto trading and the sale of courses on investing in digital assets.
In spring 2024, the Economic Security Bureau conducted searches in the same Taryan Towers residential complex at the home of blogger Oleksandr Slobodianko, who was suspected of evading taxes on cryptocurrency income. Possibly fearing increased attention from law enforcement, Trushkovskyi transferred the apartment to his mother and then sold it through a fictitious buyer.
Thus, everything points to a scheme for laundering income from cryptocurrency operations, in which luxury real estate was used as a tool for legitimising funds.
